Peel Region, the City of Brampton, and project partners celebrated a major construction milestone at Basswood Senior Residences in Ward 5, marking the topping off of the first purpose-built mass timber affordable rental building in Peel Region. The event was held at 527 Main Street North, also known as the Seniors Health and Wellness Village in Brampton. It is located at the same campus as Peel Manor Long-term Care and Primary Care, which officially opened its doors last year.

About Basswood Senior Residences
Once complete, Basswood Senior Residences will be a 9-storey, 198-unit affordable rental building for seniors, owned and operated by Peel Region on Peel-owned land. The project is led by Peel Region Housing Services and is being delivered in partnership with Kasian Architecture, LCG Residential Builders Ltd., Entuitive, GeoSource Energy, the Canadian Wood Council, Nordic Structures, Noram Glass, and the Canada Green Building Council, with support from the City of Brampton’s Concierge Program.
A Historic First for Peel
Basswood Senior Residences is the first purpose-built mass timber residential building in Peel Region. Stories two through nine are being constructed using a combination of exposed and encapsulated mass timber — a building method that sequesters carbon, reduces on-site construction time, and creates healthier interior environments for residents. Prefabricated envelope panels are being used to improve construction quality, and an on-site geothermal heating and cooling system will provide low-carbon comfort for all 198 units.
The building meets Peel Region’s Net Zero Emissions Building Standard for New Construction and is registered with the Canada Green Building Council for Zero Carbon Building – Design certification. This project demonstrates that housing can be affordable, environmentally responsible, and built for the future — all at once.
A Campus of Care
Basswood Senior Residences sits within Peel’s Seniors Health and Wellness Village — a campus that brings together Peel Manor long-term care centre a service hub for seniors, Adult Day Services programs, and now affordable housing. This campus of care concept is designed to support seniors with comprehensive services that empower them to age with dignity and remain healthy within their community.
A Milestone That Means More Than Progress
In construction, a topping off marks the moment a structure reaches its full height. Today’s milestone is a proud moment for everyone who has designed and built this building, but it represents something larger. A home begins with a roof. That roof provides safety, stability, and a sense of belonging. It is where people can rest, feel secure, and live with dignity.
Peel is putting a roof over the heads of some of its most vulnerable seniors, people who helped build these communities, who deserve to age in comfort, with the right supports, in a place they can call home.
Meeting an Urgent Need
Canada is facing two urgent and interconnected challenges: housing affordability continues to put pressure on individuals and families, and the population is aging. More seniors need safe, suitable homes that support health, dignity, and independence. At the end of 2025, there were 1,761 senior households in Brampton actively waiting on the Centralized Wait List for affordable housing. Basswood Senior Residences responds directly to both challenges.
The building is located close to grocery stores, Gatesgill Park, Brampton Transit, and a service hub for seniors. Once complete, its 198 affordable rental units will help seniors stay in their community, close to services, supports, and the people they know.
Funding and Next Steps
This project is made possible through funding from the Government of Canada, the Province of Ontario, and Peel Region. Construction is expected to be complete in Q2 2028.
